A home inspection helps provide buyers peace of mind by giving valuable objective information on the investment they are about to make. A home inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation.Having a home inspected is like giving it a physical check-up. If problems or symptoms are found, the inspector may recommend further evaluation. Top of Page
I perform a professional inspection that meets the highest standards in the industry. The inspection report will review the condition of the home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure.
I examine more than 800 items in the home from the foundation to the roof. Top of Page
The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so that you can minimize unpleasant surprises and difficulties afterwards.
Of course, a home inspection also points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape.
After the inspection, you will have a much clearer understanding of the property you are about to purchase.
If you are already a home owner, a home inspection may be used to identify problems in the making and to learn preventive measures which might avoid costly future repairs.
If you are planning to sell your home, you may wish to have an inspection prior to placing your home on the market. This will give you a better understanding of conditions which may be discovered by the buyer's inspector, and an opportunity to make repairs that will put the house in better selling condition. The inspection fee for a typical one-family house varies depending upon the size of the house, particular features of the house, its age, and possible additional services.
However, do not let cost be a factor in deciding whether or not to have a home inspection. The knowledge gained from an inspection is well worth the cost, and the lowest-priced inspector is not necessarily a bargain.
The inspector's qualifications, including his experience, training, and professional affiliations, should be the most important consideration.

Call us as soon as possible after you become aware that you want one.
Normally, this happens when a seller accepts a buyer's offer. There is usually a contingency built into the offer allowing for a Home Inspection within a limited number of days.
As a courtesy to the seller, the sooner you can schedule your inspection the better.

Generally, a thorough, complete Home Inspection takes approximately 2 to 3 1/2 hours on-site, sometimes longer. I then produce a comprehensive written report for you.
My policy is to spend as much time with you as you require to explain the findings of the inspection to you. Top of Page
You are encouraged to meet the Inspector at the home for an on-site review of the findings. You will be able to observe the inspector and ask questions directly, as you learn about the condition of the home, how its systems work, and how to maintain it.
You will also find the written report easier to understand if you've seen the property first-hand through the inspector's eyes.
A walk through with your inspector enables you to have all of your questions and concerns addressed immediately as they arise. The inspector can point out maintenance procedures and explain how and when to check items needing periodic monitoring. The inspector can also familiarize you with the location of key elements such as meters, gas & water shut-off valves and electrical boxes. Top of Page
Following the inspection you will receive a written report detailing the findings and providing you documentation to negotiate any necessary repairs. This easy to comprehend report was designed and formatted to address conditions specific to homes in Iowa.
I will review the findings with you and answer any questions you may have.
The report outlines all major areas of the home including heating, air conditioning, plumbing, electrical, roofing and more. You will receive a Seasonal Maintenance Checklist that outlines tips on keeping your home in shape. Top of Page
No. A professional home inspection is an examination of the current condition of your prospective home. It is not an appraisal, which determines market value, or a municipal inspection, which verifies local code compliance.
A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what may need repair or replacement. Top of Page
No home is perfect. The Home Inspector may find defects which you did not notice when you first viewed the home. It doesn't necessarily mean you shouldn't buy the house, only that you will know in advance what to expect.
A seller may adjust the purchase price or contract terms if major problems are found. If your budget is tight, or if you don't wish to become involved in future repair work, this information will be extremely important to you.
After discussing any defect with the Home Inspector, you should talk with your Real Estate professional. He or she can advise you on such matters. Top of Page

Yes - much of a home's components such as electrical, plumbing or insulation are concealed and not open to a visual inspection. Weather conditions or furniture may further restrict the inspectors ability to view all that should be viewed.
Determination of the condition of hidden elements can only be surmised based on surface evidence. Also, components that are not operating are generally not tested.
A thorough inspection of all accessible parts of the property is conducted and any limitations will be noted in the written Inspection Report.
Here is a list of Home Inspection Limitations
